General Questions
What is the land currently being used for?
-The land is currently zoned for single-residential homes. Currently, trespassers are building fires in wooded areas, dumping trash, driving ATVs and motorcycles on illegally-built trails, creating a great deal of noise pollution and fire and other hazards.
How does The Hills development reduce environmental impact from the previous plan?
-The Hills is a master-planned community with strict environmental standards. If the land was built out as 84 single residential lots, there would be no such restrictions and none of the preservation efforts. The As-Of-Right plan would allow unrestricted chemicals and nitrogen to the waters in the area.
How much traffic is this going to create in the area?
-The Hills is a luxury resort community and is not expected to be the primary residence for many, if any of its members. The Hills does expect the community of about 100 residences to be well-visited in July and August each year as is the case for most communities in the Hamptons.
How many jobs will The Hills create?
-The Hills does not have an exact number of jobs that the development will create. We do know from other developments that hundreds of local people should be engaged in ongoing services and support.
When is The Hills going to be open?
-The Hills is going through all of the Southampton Town building processes currently. We hope to start building in late 2015, and open to members in 2017.

-In developing The Hills community, Discovery Land Company is working with environmental experts to improve water quality in the area of East Quogue through the insertion of permeable reactive barriers which prevents nitrogen from entering the bay. Other efforts will be made to protect and to greatly improve the water quality in Shinnecock Bay.
How does The Hills help the children of East Quogue?
-By developing the land in the way the Discovery Land Company will, the land will bring significant tax revenues which benefit the East Quogue School District.
How is The Hills going to help my taxes?
-The Hills is expected to pay over $4M a year in taxes, the majority of which is expected to go to the East Quogue School District, which represents almost 79% of all local taxes. With The Hills support, the East Quogue School should be able to manage their budget without tax increases.
How is The Hills going to make the area around the East Quogue School better?
-The Hills will be building sidewalks in dangerous areas near the school, per the request of the East Quogue School leadership. The Hills is also donating a parcel of land to the East Quogue School to allow for future expansion needs.
